Zoning Types and Classifications

The zoning classifications vary from municipality to municipality and state to state, but there are groupings that are generally used. They are:

1) Commercial
2) Industrial
3) Residential
4) Agricultural
5) Recreational

These, furthermore, can be used in combination and can be divided further. A breakdown for residential might include defined zones for single family homes on one and a half acres, single family homes on half acres, hotels, motels. boardinghouses, mobile homes, high rise and low rise apartment complexes and institutional housing. Industrial zones may include those deemed heavy, light, and research. Commercial zones can be similarly broken down into small stores, shopping centers, gas stations, restaurants, drive-in facilities, adult entertainment districts, and warehouses.
