Builders Warranty
You should be certain that your construction agreement addresses issues of warranties and guarantees from the contractor. Furthermore, you should make sure that your contractor provides any and all warranties required by your state’s Attorney general or Contractors License Board. There are additional warranties which will be found in the contract, either expressly or implied, which may be applicable to your case should a dispute arise. Other things to be sure to keep in mind are the warranties on the materials themselves, particularly appliances. You should make sure that your contractor provides you with all of these warranties.
You should know that there is the Magnuson-Moss Warranty Act, a federal law designed to protect owners from defective building products. Also, make sure that you do a punchlist during your final walkthrough, so the contractor can fix all things for which he is responsible.
If there are defects in the work or a dispute arises, it would be prudent to contact a construction lawyer.
